Shubhashish Homes, branded as The House of Shubhashish, is a Jaipur developer that has built its name on green, low-density townships. This profile covers where it comes from, what it has actually delivered, why buyers rate it, and which of its current projects are worth looking at, including the caveats we think you should hear before you book.
Who They Are
Shubhashish Homes is a Jaipur-based developer and the real estate arm of JK Jajoo Ventures. It trades under the brand The House of Shubhashish. J.K. Jajoo is Founder and Chairman of the group; Mohit Jajoo is Executive Director and CEO. The company describes its values as ethics, innovation, customer delight and sustainability, and its portfolio spans premium villas, waterfront residences, apartments and plotted development in Jaipur, with expansion under way in Indore and Prayagraj.
One thing we could not find in any public source is a founding year, so we do not quote one. What the record does show is scale: in April 2024 the company said it had 2.3 million sq ft under development across five projects, and described its Ajmer Road villa project as its third major project in that micro-market.
What They Have Delivered
Track record matters more than brochures, so here is what is publicly reported:
- Shubhashish Geeta, Mansarovar Extension. Reported as fully handed over by September 2025 with 300+ families moved in. It was awarded IGBC Platinum, the top tier of the Indian Green Building Council rating, and is described as one of only two Platinum-rated projects in Rajasthan. IGBC is an independent body under the Confederation of Indian Industry, which makes this a third-party credential rather than a marketing line. Portals list several Geeta phases, which suggests a repeat-buyer base.
- Shubhashish Prakash, Mansarovar Extension. Phase 1 was reported in late 2025 as running nearly 13 months ahead of schedule, with a completion certificate targeted for the fourth quarter of FY26. That is a company statement, so check the RERA record for the committed date.
On the sales side the company reported pre-sales above ₹250 crore in the first half of FY 2025-26, against ₹211 crore for the whole of the previous year, with a ₹400 crore full-year target. Phase 2 of both Forest and Marina were reported as over 75% booked on launch day. These are company-reported figures, but they point the same way: buyers are paying for this developer's product.
Why Buyers Consider Them Reliable
- A completed, occupied, certified project. Geeta is handed over, lived in, and independently rated. Most buyer risk comes from projects that are never finished, so a finished one carries real weight.
- Named, public leadership. The founder and CEO are identifiable and speak on the record, which makes follow-up easier if anything goes wrong.
- Consistent design philosophy. Low density, large open areas, native landscaping, rainwater harvesting and water recycling appear across the portfolio instead of in a single showpiece.
- Registered projects. The Forest villas and shops carry RERA registration RAJ/P/2025/3605, and Marina is listed under RAJ/P/2025/3577 on portals.
Current Projects Worth a Serious Look
| Project | Where | What it is | RERA |
|---|---|---|---|
| Shubhashish Forest (villas) | SEZ Road, off Ajmer Road | 96 four-bedroom-plus-study triplex villas, 2,473 to 3,379 sq ft carpet, no shared walls, private lift, rooftop solar, 51,000+ trees and a central lake | RAJ/P/2025/3605 |
| Shubhashish Forest Commercial (shops) | Entrance of the same township | Shops of 535 to 770 sq ft on three levels, priced by the developer from about ₹0.84 Cr to ₹1.90 Cr | RAJ/P/2025/3605 |
| Shubhashish Marina | Jagatpura | 3 and 4 BHK, about 64 units in 2 towers on 2.2 acres; listed from about ₹1.05 Cr. A portal lists possession in March 2032, so confirm the RERA date | RAJ/P/2025/3577 (portal-listed) |
Our detailed, no-hype analyses of the first two are here: Shubhashish Forest villas and Forest commercial shops. The short version: the villas are a large end-use family home first and a long-hold asset second, and the shops are a small-format lease-and-hold play that depends partly on the villa township filling up.
These are under-construction projects, which carries a particular set of advantages and risks. We cover them in Why Investing in Under-Construction Property Can Be a Great Deal.
What To Check Before You Book
- Confirm the RERA number and the committed possession date on the Rajasthan RERA portal.
- Ask which phase your unit falls in, since phased townships have different possession timelines.
- Ask how much landscaping and amenity work is complete versus planned.
- Visit the delivered Geeta township and talk to residents about maintenance and finishing.

How We Researched This
We could not open the developer's own website to read it directly, so this profile relies on press coverage and listing portals. All figures were read from the public pages below in October 2026. Developer-stated numbers are the developer's own claims and are labelled as such; where sources disagree we show both rather than pick one. Always confirm current status, price and possession date against the project's registration on the Rajasthan RERA portal before you pay a booking amount.
