1. Delhi is now three-and-a-half hours away, not five

The Delhi–Mumbai Expressway's Delhi–Dausa–Lalsot stretch, opened in February 2023, cut the road journey between Delhi and Jaipur from roughly five hours to about three-and-a-half — one of the more dramatic connectivity jumps any Tier-2 city near the capital has seen in recent years. For a weekend-home buyer in Gurugram or South Delhi, that's the difference between "maybe someday" and "let's go this weekend."

2. Jaipur's Ring Road is being built out — and names Ajmer Road specifically

Jaipur's Master Plan decentralises the city through a Ring Road and a set of satellite growth corridors. Multiple recent infrastructure trackers list Ajmer Road, alongside Tonk Road and Mahindra SEZ, as a direct beneficiary of this Ring-Road-led expansion — meaning the roads, drainage and traffic management that make a township livable are being funded and built as public infrastructure, not just developer promises. 3. A metro extension toward Ajmer Road is reportedly in planning

As part of the state's 2026–27 budget planning, officials are reportedly working on extending the proposed Metro Line 1D from Mansarovar past the 200-Feet Bypass toward Ajmer Road and the newly built Heerapura bus stand — with a fresh metro line's foundation stone expected around March 2026. Metro-adjacent land in any Indian city has a well-worn habit of re-rating once construction actually starts — though as with any pre-DPR proposal, this should be treated as directional until formally approved and funded.

4. Prices have already moved — and analysts think there's more room

Multiple Jaipur-focused market reports put the city's residential price growth at roughly 65% between 2020 and 2025, with several advisories forecasting continued double-digit annual appreciation into 2026 as capital rotates out of saturated NCR markets into higher-growth Tier-2 corridors. Entry prices on Ajmer Road still sit well below comparable gated developments in Gurugram or Noida — which is exactly the gap that tends to close as connectivity improves.

Worth knowing: Figures such as "65% price growth 2020–2025" are drawn from third-party real estate advisory reports rather than a government index, and should be treated as market commentary, not a guaranteed outcome.

5. It isn't a lone project — it's a self-contained township

The stretch of Ajmer Road we're talking about is anchored by Vatika Infotech City, a 507-acre* integrated township with its own roads, water harvesting and recycling infrastructure, underground power cabling, and over 40 acres of parks already developed. A Manipal University campus and The Millennium School are already running on-site. That matters more than it sounds — value in a single tower depends on that tower; value in a township depends on an entire, functioning neighbourhood, which is a very different risk profile.

6. There's a real employment base fifteen minutes away

Mahindra World City, an established multi-product SEZ a short drive from Ajmer Road, already hosts operations for names like Infosys, Wipro, Genpact, ICICI Bank and Deutsche Bank.
