This is the full sequence, start to finish — a map of the buying process with a link to the deeper checklist for each stage, so you always know what to check next and never have to hold the whole process in your head at once.
Stage 1 — Shortlisting
- Define budget, preferred locations, and property type before you start viewing anything, not after — see the Affordability Calculator.
- Compare per-sq.ft./sq.yd. rates across shortlisted localities using the Price Guide, By Locality.
- Read the relevant Jaipur Locations page for each shortlisted area — infrastructure, connectivity, and growth outlook.
Stage 2 — Verify before you engage seriously
- For an under-construction project: work through the Builder Due Diligence Checklist.
- For land, a plot, or farmhouse land: work through the Land Due Diligence Checklist, our documents checklist and 15 red flags when buying a plot.
- For any property, built or land: work through the Property Verification Checklist.
Stage 3 — Negotiation and booking
- Get a full, itemized price breakdown in writing before paying any token amount.
- Confirm the token amount is refundable, and under what conditions, in writing.
- Avoid paying beyond a token amount before your lawyer has reviewed title documents.
Stage 4 — Agreement and legal review
- Have a property lawyer independently review the Agreement for Sale — see the Legal & Land Records Guide for the documents involved.
- Confirm RERA registration details in the agreement match what's on rera.rajasthan.gov.in — see the RERA Guide.
- Understand the payment schedule and what it's tied to (construction milestones for under-construction projects).
- If the plot or building carries an approved building plan, confirm the completed structure matches it — see Occupancy vs Completion Certificate and Rajasthan Building Regulations 2025.
Stage 5 — Financing
- Get pre-approval or an in-principle sanction before finalizing, using the EMI Calculator to plan repayment comfortably.
- Confirm the lender's own legal/technical due diligence on the property clears — a bank declining to finance a specific project is itself a signal worth taking seriously.

Stage 6 — Stamp duty, registration and mutation
- Calculate stamp duty and registration cost in advance with the Stamp Duty Calculator.
- Register the Sale Deed at the Sub-Registrar's office — this, not the Agreement for Sale, is what legally transfers ownership.
- File for mutation afterward to update revenue/municipal records in your name — this is a separate step that doesn't happen automatically.
Stage 7 — Possession
- For a built unit, confirm Completion Certificate and Occupancy Certificate exist before taking possession.
- Do a joint inspection with the builder/seller and document any snags in writing before final handover.
- Confirm utility connections (water, power, sewage) are live and billed in your name going forward.
