Vatika Group is a large, long-established developer best known for townships around Gurugram, and Vatika Infotech City on the Jaipur-Ajmer Expressway is its flagship in Rajasthan. This profile covers the group's legacy, the township's scale, why buyers consider it reliable, and the questions to ask because a multi-phase township is not one single product.
Who They Are
Vatika Group is a North India developer with its roots in the Delhi NCR region. A Housing.com developer profile gives 1986 as its year of establishment and credits it with 66 projects, more than 35 million sq ft of residential space and 6.6 million sq ft of commercial and retail space delivered, and over 1,200 acres of township development in Gurugram, Jaipur and Ambala. Those are portal-listed figures that we could not check against company filings.
The Jaipur Story: Vatika Infotech City
The group's Jaipur township sits directly on the Jaipur-Ajmer Expressway near the GVK toll plaza at Thikaria. A portal lists its launch as December 2004, and a 2006 launch article described the vision: a self-contained township with plots, bungalows, row and group housing and condominiums, an IT complex, hotels, a mall, schools, medical facilities and a large central park, with first-phase investment of over ₹2,000 crore and first-round approvals from the Jaipur Development Authority.
That vision is worth reading with care, because it is a 2006 plan and not a delivery record. Today the township is a multi-phase development offering plots, independent floors, villas and condominiums alongside commercial space. Our own listing, Vatika Infotech City, describes it as a 507-acre township, whereas the 2006 article spoke of roughly 800 acres. The difference may reflect planned versus currently marketed land, so ask which area each phase covers.
Why Buyers Consider Them Reliable
- A long operating record. Four decades of development and a township presence in three cities.
- Two decades on the same site. The Jaipur township has been marketed since the mid-2000s, so there are completed phases and resident communities you can visit.
- Approvals and registration. The township received JDA approvals at launch, and a portal lists RERA registration RAJ/P/2019/884. Our listing notes that registrations are per phase, so verify the number for the exact phase you are buying.
- Location. It sits on an eight-lane expressway corridor with a strong infrastructure story. See Ajmer Road, Jaipur: why it ranks among the best investment corridors in 2026.
Products and What They Suit
| Product | Best suited to | What to verify |
|---|---|---|
| Plots | Buyers who want land and flexibility, with a long hold | Check JDA approval, phase RERA number and development status around the plot |
| Independent floors and villas | End-use families wanting a low-rise home inside a township | Check possession date, parking and maintenance terms |
| Condominiums (apartments) | Families and investors wanting managed amenities | Check whether the tower is under construction and its RERA-committed date |
| Commercial and retail | Investors wanting lease income as the township fills | Check actual occupancy and footfall, not just the master plan |
Current Opportunities
Vatika Infotech City is an ongoing, multi-phase township, so the right unit depends on the phase, product and budget. We keep an up-to-date view of what is available and which phases carry which RERA registration. Start with our full guide, Vatika Infotech City, Jaipur: the investment guide, and for context on the road network that drives the corridor read the SEZ Road and Ajmer Road infrastructure outlook for 2026.

How We Researched This
We could not read the developer's own website, and two of the sources are promotional (a 2006 launch article and a 2015 press release), so scale figures are indicative. All figures were read from the public pages below in October 2026. Developer-stated numbers are the developer's own claims and are labelled as such; where sources disagree we show both rather than pick one. Always confirm current status, price and possession date against the project's registration on the Rajasthan RERA portal before you pay a booking amount.
