Jaipur's Ajmer Road corridor has moved from a routine mention in real estate roundups to a recurring feature in them — and the reason is largely traceable to a specific stretch of infrastructure that has come online, or been confirmed, over the past three years.

The expressway link is already live

The most consequential change is also the most finished one. The Delhi–Dausa–Lalsot section of the Delhi–Mumbai Expressway was inaugurated in February 2023, cutting the road journey between Delhi and Jaipur from roughly five hours to about three-and-a-half, according to reporting at the time. The broader Delhi–Mumbai Expressway — at roughly 1,386 km, expected to eventually be India's longest — passes through Rajasthan on its way toward Kota, Indore, Vadodara and Surat, with Jaipur among the regional nodes it connects.

For Ajmer Road specifically, the practical effect is straightforward: a corridor that once felt like a genuine drive from Delhi NCR now sits within a half-day round trip, which is the threshold most second-home and weekend-home buyers use to decide whether a location is viable at all.

Jaipur's Ring Road names Ajmer Road as a direct beneficiary

Jaipur's decentralisation plan, built around a Ring Road and a set of satellite growth corridors, has been under phased construction for several years. Multiple 2025 infrastructure trackers covering Jaipur specifically list Ajmer Road — alongside Tonk Road, Muhana and the Mahindra World City SEZ — as areas set to benefit directly from the Ring Road's continued build-out, which is intended to redistribute traffic and development pressure away from the historic city core.

A metro extension toward Ajmer Road is reportedly under discussion

As Jaipur's civic and metro authorities prepared the state's 2026–27 budget submissions, officials indicated that Jaipur Metro Rail Corporation has completed feasibility studies for several new alignments, and that a new metro line's foundation stone is expected around March 2026. Reported discussions include extending the proposed Line 1D — currently planned from Mansarovar to the 200-Feet Bypass — further toward Ajmer Road and the recently built Heerapura bus stand. As with any pre-DPR metro proposal, timelines here should be treated as directional rather than committed until formal approval and funding are announced.

What's already built, not just proposed

Separately from the metro and Ring Road news, the Ajmer Road corridor already has a working economic base. Mahindra World City, an established multi-product SEZ a short drive from the corridor, hosts operational units for companies including Infosys, Wipro, Genpact, ICICI Bank and Deutsche Bank. Within Vatika Infotech City itself — a 507-acre integrated township directly on the Jaipur–Ajmer Expressway — a Manipal University campus and The Millennium School are both operational, alongside a functioning local commercial district, an internal road network, and water harvesting, recycling and underground-power infrastructure.

The price context

Independent Jaipur-focused market reports published through late 2025 and into 2026 have described the city's residential segment as one of the faster-appreciating Tier-2 markets in the country over the 2020–2025 period, attributing the trend to a combination of relative affordability compared with Delhi NCR and Mumbai, and the connectivity gains described above.

Worth knowing: These figures come from private real estate advisories rather than a government index, and — like any market forecast — should be read as informed commentary rather than a guaranteed outcome.

What this means for a prospective buyer

None of the above guarantees a particular return, and Yash Terra does not represent it as one. What it does establish is that the connectivity and institutional case for Ajmer Road isn't speculative marketing — it's a combination of a completed expressway, a Ring Road under active construction, a metro extension in early planning, and an SEZ and university presence that already exist. For a buyer evaluating a plot, villa, independent floor or apartment inside Vatika Infotech City, those are the factors worth weighing against price and personal timeline.
