Who This Project Actually Fits
Worth being direct about this rather than presenting every project as fitting every buyer: this is an end-use family home first, and an investment second. The seven-flats-per-floor, 3BHK-only format doesn't lend itself to the same rental-yield-focused thesis we laid out for a furnished studio project we've covered separately. A 1,500+ sq.ft. 3BHK is a different asset class from a 420 sq.ft. studio — different tenant pool if rented, different carrying cost, different resale buyer profile.
That makes this a more conventional real estate decision: is this the right home for your household, in a building and unit you'd be comfortable owning for the long term, at a price that makes sense against comparable 3BHK stock in the area? That's a different — and in some ways simpler — question than the furnished-rental math a studio investment requires.
