Short answer (6 Nov 2026): As of 6 November 2026 we found no report that construction has started on Jaipur’s Northern Ring Road. NHAI issued its land-acquisition notification on 6 November 2025. In April 2026 the Jaipur Development Authority (JDA) asked the state to hand the project over to it, and we found no decision since. Reported length is about 100–110 km.

Why the length, cost and village numbers do not match
Different reports describe different stretches and different dates. Our earlier ring road article used ₹6,500 crore, which is the December 2024 figure. Reports from April 2026 use about ₹3,000 crore. We have not found an official document that reconciles them, so quote any figure together with its date.

| Jaipur | 36 |
| Sanganer | 32 |

We have not published village names because we could not confirm them from an official notification. To check a village or a survey number: ask the NHAI project office or the district collector’s land-acquisition branch for the notification, look for it in the Rajasthan Gazette and on NHAI’s Bhoomi Rashi portal, and match the khasra number against it. Our guide to khasra, khata and jamabandi explains the documents.
Who builds it: NHAI or JDA?
- Today: NHAI holds the project and began the land-acquisition process.
- JDA’s request (April 2026): JDA wants to take it over, saying its area has grown and the road is needed for planned development. The state government was expected to decide.
- What would change: reports say a private company would pay for construction while JDA provides land. That has not been confirmed as a decision.
- What to do with this: treat any “construction starts next month” claim as unconfirmed until NHAI, JDA or the state publishes an order.
What it means if you are looking at land
Reports name Amer, Jamwa Ramgarh, Jaipur tehsil and the Ajmer Road and Agra Road ends of the corridor. For corridor guides on this site see Sirsi Road and Ajmer Road, and our earlier piece on the Northern Ring Road and property.
- Ask for the survey (khasra) number and check it against the acquisition notification before paying an advance.
- Land covered by a notification can be restricted from sale or building; ask a property lawyer what applies to that parcel.
- Do not accept “confirmed alignment” from a broker without a document with a date and a notification number.
- Verify conversion, JDA or RERA status, and the title chain. Use our land due diligence checklist.
- Run the numbers first with the stamp duty calculator and the rental yield calculator.

Frequently asked questions
Is the Jaipur Northern Ring Road under construction?
We found no report of construction starting as of 6 November 2026. NHAI notified land acquisition on 6 November 2025, and an April 2026 report says the work had not gained momentum. Check the latest NHAI or JDA notice before you rely on any start date.
Who is building the Northern Ring Road, NHAI or JDA?
NHAI holds the project today and started the land-acquisition process. In April 2026 JDA formally asked the state government to take it over; reports say the state was expected to decide and that the Centre’s approval may also be needed. We found no decision published since.
How long is the Northern Ring Road and what will it cost?
Reports disagree because they describe different scopes and dates. Lengths range from a 45 km first segment to about 100–110 km for the full corridor. Costs reported include ₹2,887 crore (2022, for 45 km), ₹6,500 crore (December 2024) and about ₹3,000 crore (April 2026). Always quote a figure with its date.
Which villages are affected by the Northern Ring Road?
A December 2024 report counted 294 villages across 10 tehsils, led by Amer (90), Jamwa Ramgarh (60) and Jaipur tehsil (36). A February 2025 report listed three alignment options with 69, 58 and 68 villages in Jaipur and Dudu. The final village list is in the official land-acquisition notification, not in news reports.
Should I buy a plot near the proposed Northern Ring Road?
Only after you confirm that the exact survey (khasra) number is outside any acquisition notification and that the title is clean. A plot that is “near the ring road” in a broker’s pitch may sit inside the acquisition strip. Use our land due diligence checklist and ask a property lawyer before paying any advance.
