The difference in one table
| Term | What it is | What a buyer learns |
|---|---|---|
| Khasra number | Number of one parcel on the village revenue map | Which parcel is being sold and its boundaries |
| Khata number | A holder’s account of lands in the village record | Whose name it is in and who the co-holders are |
| Jamabandi | Village record of rights: holders, shares, khasra, area, classification | Whether the seller is the recorded holder and what area is on record |
| Nakal | Copy of a jamabandi entry | The document banks, registry and checks ask for |
| Mutation (dakhil-kharij) | Record change after sale, inheritance or partition | Whether past transfers were entered |
What to read in the jamabandi
- Khatedar: is the seller the recorded holder, and does the spelling match their ID?
- Khasra and area: do the sale papers match the record? For area stated in bigha, see bigha to square yard.
- Share: with several holders, all must join the sale.
- Classification: if recorded as agricultural, ask about land-use conversion before any construction plan.
- Remarks: look for mortgage, dispute or court notes.
Where to check
- apnakhata.raj.nic.in: pick district, tehsil and village, then search by khasra, khata or name.
- bhunaksha.raj.nic.in: village map.
- Certified nakal: e-Mitra centre, tehsil or patwari office. Ask at the counter for fee and time.
Red flags
- The seller shows only a photocopy and avoids opening the record in front of you.
- Name, khasra or area differ between the papers and the portal.
- The seller is not the recorded holder, or one of several holders is signing alone.
- Recent mutation entries the seller cannot explain.
- Agricultural land recorded, but sold as a “plot”.

Frequently asked questions
What is a khasra number?
A khasra number identifies one parcel of land on a village revenue map. Two parcels in the same village have different khasra numbers.
What is a khata number in Rajasthan?
A khata groups the lands one holder (khatedar) owns in the village record. One khata can hold several khasra numbers, and one khasra can have several khatedars.
What is a jamabandi?
The jamabandi is the village record of rights. It lists khata, khatedars and their shares, khasra numbers, area and land classification. A nakal is a copy of an entry.
Where can I check a jamabandi online in Rajasthan?
On the state’s Apna Khata portal, apnakhata.raj.nic.in: choose district, tehsil and village, then search by khasra, khata or name. The online copy is for reference. A certified nakal comes from an e-Mitra centre or the tehsil.
Is the online jamabandi enough to buy land?
No. Match it with the seller’s papers, check mutation and disputes, and have a lawyer review the title chain.
